General Rental Conditions
1. Rental contract, booking, reservation
If you are interested in one of our houses or apartments and still have some questions about one or another object, the best way is to call us by phone. Another way would be to click the button "Request" of the object of interest on our website, enter your personal data (name, address, email-address, phone-nr, number of visitors, and dates for arrival and departure) into the form-fields and enter your questions into the "Remarks" textfield.
We will then contact you as soon as possible to resolve the availability and all other outstan- ding questions with you. If you afterwards like to think about the decision about a specified object and talk about it with your family or your friends, you may, as unbound option, request a preliminary reservation of 2 - 3 days.
If you have already decided for a specific object and fitting dates for arrival and departure in the context of the availability of free dates (see: "Free dates"), you may, of course, directly rent the object for the selected period by clicking the button "DIRECT BOOKING" (or by phone, fax, email or normal post service).
The
lease will be implemented in any case with the acceptance and explicit confirmation of your booking by IDEAL COSTA BRAVA, binding both
sides to the contract. The "General Rental Conditions" are part of the rental agreement. The lease requires you to pay the rent in accor- dance with the "General Rental Conditions" (see point 2, " Payment conditions "). If the agreed payment deadlines are not met, the lease can be canceled unilaterally by the landlord. Jurisdic- tion is Girona (Espana).
For the case that you can't appear on the agreed date to take over the tenancy, even though you have already made the agreed payments, you should think about the completion of a withdrawal insurance at one of the known insurance companies. The costs are in general very inexpensive and cover the risk of any cancellation fee for you (see point 10, "Cancellation fees").
2. Payment conditions (deposit, balance)
Within a period of 10 calendar days from the date of the contract confirmation has to be paid a deposit of 40%, the balance no later than 6 weeks before arrival by bank or postal transfer to the account:

For

3. Security deposit
If the tenant takes over the object, he has to pay a security deposit as a guarantee in the case of damages. The security deposit for apartments and houses without swimmingpool is 150 € and for houses with swimmingpool 250 €. The security deposit is payable on arrival at
our reception office in cash (non-cash payments can not be accepted). The amount will be completely refunded to the tenant on departure after deducting any costs of compensation for any damage to housing or furnishings, if incurred by carelessness or improper handling of the tenant or otherwise incurred by reasons for which the landlord is not responsible.
4. Rental period, number of persons, pets
The rental period is always a weekly basis from Saturday to Saturday. The minimum duration is one week, during the months of July and August two weeks. On request, at no extra cost also different arrival and
departure dates on any other day of the week may be possible. To- ward
acquisition of the additional costs of more frequent change of tenants also a shorter stay than one or two weeks is possible.
The rented accommodation must by no means evidence of a greater number of persons as is provided for that object as a maximum. The occupation of the accommodation of a larger number of persons provided as maximum, needs a special approval by the landlord and is charged with a fee of 10,00 € per person over six years per day.
The
accommodation of pets also requires the specific approval of the landlord
and is charged with a fee of 2,50 € per day per pet (Absolutely specify it with your order).
5. Inventory, cleaning
The property is habitable in perfect condition and is clean and complete with bed linen, crockery, cutlery, glassware, kitchenware, furniture, etc. set up. All offered houses and apartments have outdoor furniture (table and chairs) and the houses with their own private pool have deck chairs in addition.
On
arrival the tenant will handed over an inventory list, he checks its
accuracy with his takeover of the accommodation and must confirm with
his signature. The signature of the tenant under the inventory list approves the acceptance. The property must behanded back at departure in the same state of cleanliness and with the same inventory as the inventory on arrival. Any discrepancies must be marked when handing over the keys.The landlord is not responsible for discrepancies that have not been challenged by the tenant in the adoption.
Among

In
every lease there is a surcharge for cleaning (30 € for objects with one
and two bedroom, 40 € for objects with 3 bedrooms, 50, - € for 4 or more
bedrooms). For houses with their own private pool cleaning is already included in
the basic price lump sum. Cleaning is done the day after the last tenant departures and the next tenant arrives.
6. Bed linen
For apartments and houses without swimmingpool bed-linen
is not included, but can be optionally provided by us (sheets and covers
including weekly change) at a price of 7 € per person per week (please specify in the lease). For houses with swimmingpool is bed-linen already included in the basic price.
7. Consumption and management costs
A weekly household average of electricity (20 KW, for houses with pool 60 KW),
water (8 cbm) and gas (1 cylinder) is generally included in the rent price. For providing is to pay merely a one-time supply and administration fee of 15 €. A more than the previously mentioned average consumption will be calculated separately.
8. Arrival and departure
The rented accommodation is the tenant of 16 clock on arrival are available. The keys of the property may be picked up within the opening times of our reception office (see the direct link: Home Office). On departure, the check of the inventory, the return of the keys and the return of the deposit may be made between 9 and 11 clock. The exact date is to be agreed no later than the day before departure with our reception office.
9. Disclaimer, duty of care, complaints
The
landlord undertakes to comply with the above schemes, representing the
owner carefully and make the stay of the tenants as comfortable as
possible. In return, the tenant accepts his
"General terms of lease" and agrees to adhere to in their own
interest and in the interest of their neighbors to maintain good
neighborly relations and to treat the rented property as if it were his
own. In gross violation of the provisions referred to
by the tenant or abuse of his care facilities, the landlord is entitled
automatically to terminate the agreement unilaterally if necessary to
retain both the deposit lodged as the rest of the rent as compensation.
Justified
complaints or objections will be accepted only if they are reported in any case
not later than within 24 hours after creation or discovery of a
defect or damage by presenting the identity card or passport in the
reception office of IDEAL COSTA BRAVA. It ist the effort of IDEAL COSTA BRAVA to repair and regulate a damage quickly and complete. Complaints or objections, in which the above provisions are not met will not be accepted.
10. Cancellation Fees
If the tenant on grounds that the landlord was not responsible, the lease not
start, stop prematurely withdraw already at some stage before the
beginning of the lease or fail to comply with the agreed payment dates,
the landlord is entitled to look at the cost of the tenant to a tenant
immediately.
If this is unsuccessful or only at a lower
contract value over the existing lease, the lessee is obligated to the
landlord incurred to Mietausfallschaden by paying the appropriate
cancellation fee, less expenses expenses (cleaning, electricity, gas,
water).
The cancellation fees are:
- until 6 weeks before begin of rental 40 %,
- bis 5 weeks before begin of rental 50 %,
- bis 4 weeks before beginn of rental 60 %,
- bis 3 weeks before begin of rental 70 %,
- bis 2 weeks before begin of rental 80 %,
- bis 1 weeks before begin of rental 90 % and...
- ...100 % of the total costs of rental if the tental does not show off at the agreed rental period.
These
expenses include the cost of the tenant search and saved set off against
each other. By Tenant under the foregoing provisions of overpayments
not later than four weeks after the originally agreed rental period is
refunded.
11. Important notices
- The landlord reserves the right to
immediately rented accommodation to let on, if the tenant has been
received not later than until 16 clock the following day after the
scheduled arrival or has been a telephonic, electronic, telegraphic and
other news.
- All offered apartments and holiday homes
to match the description, as published with our written and electronic
information and accounting records in words and pictures and made
public. Since they belong
to different owners and are decorated according to their personal
taste, can interior layout, furniture and other equipment, however, also
be different if it is the same house or apartment is. Therefore, the quality of the institution may be different even for the same type of accommodation. With the conclusion of the lease, the renter accepts the differences. The landlord shall not accept complaints relating to such differences in quality of the facility.
- The cottages are almost all in the
living room a fireplace (usually an outdoor fireplace). Of all the
apartments and holiday homes has a very nice view, either the sea or on
the immediate natural surroundings.
12. General information
- Since this year you may, if desired, also rent beds for childern under three years, rent babysitters and cleaning women. Latter must be booked two days in advance!
- For electrical appliances which are commercially available in Germany the plugs in Spain require no adapter!
For
electrical appliances with safety plugs we recommend to already equip
yourself in Germany with an international standards adapter.
